Read the governing documents to determine the association's rights of access.

Usually, access is required because associations perform work inside units, including dryer vent clean-out, fire and smoke detector testing, hot water heater replacement, fire place flue cleaning and so forth. An owner or tenant may not be able to deny the association's access for these community-based purposes.


In the governing documents, you can find the guideline about access -- including notification to occupants, and access to unit door keys.


Rarely will an association enter a unit without permission, unless permission has been unreasonably denied, and if the purpose was a community-based safety issue, as above.
