You are not required to have a general contractors lic in MD when working on commercial property. You do how ever need a lic to do any Plumbing, electrical, HVAC no matter the property type. For a home you are required to have a MHIC Lic to perform work unless it is your home. Then you can act as the General and sub out the work to contractors that have plumbing, Electrical, HVAC lic.
If you do any home improvement work without a license in Maryland, and the customer refuses to pay you, you have no legal recourse.
