Since squatters are not tenants, landlord tenant court is an inappropriate forum. In New Jersey, a landlord can commence an ejectment action, there aren't many attorneys that are familiar with an ejectment action, so therefore there will probably be a premium to be paid for this type of legal work. It can be heard on an emergent basis (order to show cause) and then once a judge orders the eviction, you'd have the Sheriff follow through and do the eviction. this is opposed to a Special Civil Part officer doing the Eviction.
