In general, assuming the tenant has broken a provision of their lease but is still paying rent, you must give the tenant a 30 days written notice to leave, and you can then file for eviction through your local court. If they owe back rent, you can pursue eviction immediately. It is very important to document every contact you have with the tenant, and which they have with you.
