First of all, a Quit Claim Deed is not worth the paper it is written on. Second of all, the only person who can sign any kind of deed on a property is the "legal owner" (the person who LEGALLY owns the property)or "equitbable noteholder" (a lender who loaned money on the property). If someone signed quitclaim deeds on property that he/she did not own, THAT IS FRAUD.They will go to jail

A quit claim deed is exactly what it say's. It is merely a document wich says that the person signing it is giving up all legal rights to the property mentioned. The person does not have to own the property to do this, such as a property in a trust.
