While you have asked this from a moral prospective, I will answer from a legal one. After the rent is delinquent per the lease, you will be required to give a 3 day notice to pay rent or quit. After that, you can proceed with an eviction. I would make an effort to contact the tenant and make payment arrangements prior to serving the 3 day notice, to be fair.
