This is excess work for the board. And since the board is chartered with the safety and security of the community, here's how the board can accomplish a 'screening' of renters.

From any owner desiring to rent, the owner must present to the board for approval:

  • A receipt showing proof of a background check for all persons who intend to live in the unit;
  • A receipt showing proof of a credit check for the person responsible for paying the rent;
  • A copy of the lease proposed for the period/ unit involved;
  • Agreement that the owner will present the prospective tenant with a complete copy of the governing documents, at the owner's expense;
  • Signed agreement by any prospective tenant(s) that s/he/ they have read, understood and will obey the guidelines documented in the governing documents.

This level of guideline may be included in your By-laws, by vote of the board and publication to the membership once adopted. (Check your governing documents to confirm that this By-law strategy is workable in your community.)
