Under rent stabilization in California...the tenant need only notify the landlord in writing that he is leaving. The remaining tenant assumes full responsibility for rent. He is under no obligation to sign a new rental agreement unless there is some benefit to do so. In any event, he can not be threatened, coerced or intimidated to do so. All of the provisions remain in force for the duration of his tenancy, even if the landlord sells the property.
