Generally, owners are required to sign at the close of sale, and attest to the fact that they have received -- and perhaps -- read the governing documents.


Often, a copy of the governing documents are included in the stack of paper you sign at closing.


Whether the copy comes from the seller, the real estate agent, or -- best case -- from the county or state where they are officially recorded (so that you get a 'legal' copy), you are obliged to abide by the governing documents when you buy a condominium.
