The were several causes for the Mexican revolution. The people were tired of the dictatorial rule of Diaz, the exploitation and poor treatment of workers, and the great disparity between the rich and the poor.

The regime of former general Porfirio Diaz (de facto president from 1876 to 1911) ran the country by cronyism, and co-opted both the military and the church. The backward and inefficient hacienda system benefited the landowners at the expense of the peons and native tribes. Diaz maintained control using rural bandit chieftains, but as he became elderly, the populace rose against him by supporting figures such as Francisco Madero, Pancho Villa, and Pascual Orozco.

Unfortunately, the Revolution did not solve Mexico's political problems, but did lead to some opposition political activity and open elections.

In revolutionary historiography it's an ongoing social and political process without a definite end. In constitutional terms it's considered to have triumphed with the adoption of the 1917 Constitution. Militarily the succession of successful prounciamentos that started in 1910 ended with Obregón's election in 1920, though there were insurrections and uprisings through the 1920s. Politically the revolution's most radical phase ended with Cardenas's retirement in 1940, and after the retirement of López Mateos in 1964 the ruling party lost its revolutionary zeal, losing power finally in 2000.

When the enemy has seized and occupied all of your major lands and most of your country, denied access to your seas and seaports, closed all of your routes of commerce, established new governments in your population centers and denied you access to capital and world forums it is probably time to throw in the towel, capitulate and seek some form of peace treaty.
