I have a real estate license that will expire in December if I do not hang it somewhere. I do not want to lose the license and am searching for another part-time job other than actually being an agent that would require a RE license. Any suggestions?

This is a very subjective question and it depends on a great deal of variables (i.e. location, experience, interests, etc); however, I would recommend taking an evening class in a related field to determine your new career path. Possibly surveying, drafting, zoning/code, property management, development, interior design, etc. Good luck!

In most states, before you become a real estate broker, newly licensed realtor agents are called real estate salespersons. After 2 years [depending on the required duration of the state ] the salesperson realtor shall need to take CE and become a real estate broker agent.

Until then can they perform the duties and responsibilities of a broker.

However, in several states - there is no such thing as a realtor salesperson. Once you get licensed, you are already a licensed broker and you need to work with a firm so you can exercise fully your license, duties and responsibilities.

What you can do is to always check the current state requirements for you to make sure that you are in the right path of taking your license and succeeding in your career.

A real estate agents can either become a real estate salesperon, or a real estate broker.

A real estate salesperson works under the authority of a broker. Most salesperson act as the assistant for brokers in guiding clients as they go through choosing the right home for them, assisting them on open houses, on visiting properties and answering some questions, finding prospects and making sure that property listings are well managed and seen by prospective buyers. Most salespersons are real estate agents who just go their license and are completing the required work credit hours for them to become a broker.

Brokers on the other hand, are the ones who are responsible for real estate negotiations and transactions that undergo after clients have decided on buying a certain property. They are the ones responsible for ensuring all the agreements are being explained and understood by the buyer, and that they are the ones who ensure that closings and settlements are done legally and appropriately.
