A restrictive covenant is something attached to a deed that prevents certain things from happening. At one point these were used to restrict the races moving into neighborhoods, but those have been deemed illegal and no longer valid.

Most covenants today deal with thinks such as maintaining the look and feel of a neighborhood with restrictions on fences, house sizes and even colors. Some even provide for a first right of sale to another organization.
