Transformer oil is a much better electrical insulator than air. So, in large Transformers, oil is used to reduce the flashover distances between live internal parts, thus reducing the overall bulk of the transformer. At the same time, oil helps cool the transformer either by natural convection, or by forced circulation.
'Dry transformers' are transformer that do not use oil for insulation or cooling purposes. They tend to be transformers with lower voltage and power ratings, where flashover and cooling is far less relevant.
dry type transformer means the transformer not filled by any cooling agent (like oil), upto 5MVA only we can make this type of transformer.

To my knowledge no transformer is air conditioned. Some transformers have fans mounted on them, however, for uprating purposes. I don't believe this is an effective cooling mechanism for dry type transformers either (fans are usually used on oil filled transformers).
Depends on size of transformer and type (dry,mineral oil, silicone) as well as ground slope and building construction.
Yearly maintenance should include blowing out dust and then vacuuming up the dust. While the transformer is down all the bolts and terminations should be checked for tightness. It is not a good idea to place an indoor, dry type transformer in out door. In outdoor it may subject to rain etc, for which it may not have been designed to.
