It depends on the preference of the birth mother. If she wants to be called Mother, or Mom, or Bio-Mom, or whatever -- let her choose.

You can also call her by her given name.

It's a good idea to be consistent. Refer to her in the third person with the same level of respect that you show to her face, by always using the name she prefers to be called.
