The square footage is one of several factors you would consider when finding the tonnage for your home. Dont forget about the age of your home, windows, how well attic is insulated, is your home tight or is it not insulated well. Consider your roofs dark color as added heat load, especially if its an old roof and needs replacing, is attic vented well, how does the sun rise and set throughout the day on your home. Is your home well shaded. All these factors and others I have not mentioned should be considered when sizing tonnage on a home. An added note: A system is undersized when it isnt running due to cooler outdoor ambient temperatures. Hotter outdoor ambient temps makes for an undersized system- on any occasion. When a system runs constantly set on 70 degrees and the outdoor temp is a scorching 95 degrees. Your system is undersized until the temperature cools outdoors or is raised indoors at the stat. When in doubt, a licensed HVAC contractor can run a Manual J application to give you a correct tonnage size for your home. You may be surprised, your home may need less cooling than you might think using the old 800 square ft per ton rule.
